How to Compare Roof Waterproofing Quotes in Dubai
You asked three contractors to quote the same roof. One came back at a number, another at roughly double it, and the third at four times the first.
This happens constantly in this market, and it is almost never explained by profit margin. It is explained by scope. The three companies have quoted three different pieces of work, and unless the documents are read carefully that is invisible, because all three are headed "roof waterproofing".
Here is how to read them properly. This is a procurement exercise, and it is worth treating as one.
First, establish they are quoting the same thing
Before comparing prices, confirm each quotation answers these questions. If it does not, you are not comparing anything yet.
What area is covered? The whole roof, or the section where you reported a problem? A quote for 400 square metres and a quote for the full 3,000 are not competing offers.
Is preparation included, and described? This is the single biggest cause of price variation. Removing old sealant, deep cleaning, treating corrosion and replacing damaged sheets is labour-intensive and it is where a significant portion of the cost sits. A quote that jumps straight to "apply waterproof coating" has either omitted it or is assuming it away.
Are the individual details itemised? Roofs leak at junctions rather than in the middle of sheets. The quotation should name what is being treated: seams, sidelaps, fasteners, flashings, skylight perimeters, penetrations, gutters. A single line reading "waterproofing to roof" is not a scope, it is a heading.
Are the products named? Manufacturer and system, not "high-quality coating". You cannot verify an unnamed product, and you cannot compare two of them.
Is corrosion and sheet replacement priced or excluded? If it is excluded, it will appear as a variation once work starts, at which point you have no competitive leverage. Ask for a provisional sum instead.
What type of sealants are being used? Sealants used for waterproofing on metal roofs must be designed specifically to endure extreme weather conditions, and must have exceptional elasticity with no moisture retention. Bituminous and water-based sealants may be significantly cheaper to apply, but they end up causing significant damage to metal roofs in the long term. Removing these inappropriate sealants, in order to waterproof the roof properly, ends up being a huge expense to owners.
Read the warranty, not the headline number
Warranty periods are quoted prominently and are frequently the weakest part of the document.
Who issues it? The contractor, the manufacturer, or both? A ten-year warranty from a two-year-old company is worth what you would expect. Ask how long the entity issuing it has been in the waterproofing industry, and what their track record is. Most importantly, check what their previous clients say about them.
What does it actually cover? Materials only, or materials and workmanship? Materials-only warranties are common and much less useful, because application error causes more failures than product defect.
What voids it? Reasonable exclusions exist. Unreasonable ones, such as voiding on any third-party roof access, effectively make the warranty unclaimable on a working industrial building.
Is periodic maintenance a condition? Often it is, and reasonably so. Just check whether that maintenance is included, chargeable, or vague.
Watch for these specific things
A quotation with no survey behind it. If nobody inspected the full roof before pricing, the number is a guess dressed as an offer. It will move once work starts.
Speed presented as the main benefit. On a roof that needs preparation, speed is the enemy of durability. A two-day turnaround on a roof that needs sealant removal, cleaning and corrosion treatment means those things are not happening.
Rate-card pricing. A per-square-metre figure quoted before anyone has seen the roof tells you the contractor is not planning to vary the work to the roof's condition.
A promise that a coating will fix everything. Coatings do not solve condensation on the underside of the deck, and they do not solve gutters that back up during heavy rain. A contractor offering to cure both with a surface treatment either has not diagnosed the problem or is not being straight with you.
A long exclusion list. A proper roof waterproofing job must ensure a watertight roof without any conditions, and without excluding any areas, such as gutters and downpipes.
Questions worth asking each bidder
Send the same list to everyone. The variation in the answers is more informative than the variation in the prices.
How long have you worked on metal roofs specifically, in the UAE?
Can you provide references from industrial buildings of a similar size?
Which manufacturer's system are you specifying, and are you an approved applicator?
What preparation work is included, and what is excluded?
What happens if you find corrosion that requires sheet replacement?
Who issues the warranty, and what does it cover?
Will our operations need to stop at any point?
Who is on site supervising, and are they your staff or subcontracted?
That last question matters more than it appears. Roof restoration is a sequence of dependent steps, and a supervisor who understands why the cleaning stage matters is the difference between a system that lasts its warranty and one that does not.
Why the cheapest quote is often the most expensive
The failure pattern is predictable enough to describe in advance.
A coating is applied over a roof that was not prepared. It performs for the first year, because a new membrane over an old surface still sheds water. In year two or three, it begins releasing wherever it bonded to failed sealant or dust rather than to metal. Leaks return, sometimes in new places.
At that point the position is worse than before. The roof now carries a failed coating that has to be removed before anything else can be done, which adds a stripping cost to the proper job that was avoided the first time. The original contractor may not still be trading, or the warranty may exclude the failure mode.
The cheap quote did not save money, it deferred the cost and added a removal charge to it.
What a well-priced quotation looks like
It is priced from a survey of the full roof. It separates preparation from application, and describes both. It names the manufacturer and system. It itemises the details being treated. It states clearly what is excluded and how excluded items would be priced if found. It explains the warranty, who issues it, and what conditions attach. And it sets out a programme that works around your operations rather than requiring them to stop.
If one bidder's document does all of that and another's is a paragraph and a number, the price difference has an explanation, and it is not margin.
